What are the program basics?
 Multi-family style homes are owned and/or managed by Harborlight Community Partners. Your household income must be at least $25,000 to qualify. Apartment complex and units are managed by Harborlight Community Partners.  For 1 person, the maximum income limit to qualify is $34,250. There are 35 assisted living units managed by Harborlight Community Partners.  For one (1) person, the maximum income limit to qualify for one of 31 rent restricted units is $41,100.  There are also 4 unrestricted units with no income limit.
Where are HCP units located?
 Our family units are predominately in Beverly.  We also have 4 units in Marblehead and 4 units in Hamilton. Our Turtle Woods and Turtle Creek units are located in Beverly and Whipple Riverview Place is in Ipswich and Pigeon Cove Ledges located in Rockport. Harborlight House is located in Beverly at 1 Monument Square.

What is the least that I can earn and still be eligible?
 Based on bedroom size, you must earn at least 2.5 times the monthly rent amount. There is no minimum earnings. Through income or other support (i.e. SSI, subsidy, etc.) tenants must be able to pay for the unit rent.
What is the most I can earn and still be eligible?
 Residents can earn up to 60% of the Area Median Income (AMI) based on the household size. Turtle Creek, Turtle Woods and Whipple residents can earn up to 50% of the Area Median Income (AMI) based on the household size.  Pigeon Cove residents can earn up to 80% of Area Median Income based on household size. Residents can earn up to 60% of the Area Median Income (AMI) or a rent restricted unit.  There is no income limit for the other 4 units.
What are the age requirements at each housing option?
 No age requirement. Turtle Creek: 62+, or mobility impaired (benefit from a mobility adapted unit) Turtle Woods: 62+ Whipple Riverview Place: 62+ Pigeon Cove: 62+ or disabled 62+
Regarding eligibility, do you give priority to particular groups?
 No, applications are considered on a "first come, first served" basis, according to admission date. Applications are considered by application date and income limit.  Preference is to income limits below 30% of area median income. Must I pass a criminal background check to qualify?

If I qualify, how soon will I receive housing?
 The waiting list varies from 6 months to 1 year, depending on number of bedrooms and how many families are waiting. How much will my rent be?
 Rent will be lower than most market rate rentals.  Rent varies by number of bedrooms and other factors.   Two bedrooms start at $800. Rent is 30% of your adjusted gross income. Rent is based on the unit selected and is currently $685, $824, $1,027, or $1,370.  Assisted living services including meals, housekeeping, laundry, personal care, etc. are available for an additional fee starting at $1,850 per month.
Could my monthly rent vary during my annual lease term?
 No. Rent stays the same throughout our annual lease term.  It is not tied to changes in your income.  It may change at lease renewal. Your rent amount stays the same unless there has been a change in income.  All income changes must be reported immediately to the management office. The rent amount stays the same during the term of the lease.  The assisted living service fee could change if you need more or less personal care services.
What types of  housing subsidies, vouchers, credits are accepted?

What size units are available?
 We offer 1 to 4 bedroom units. We offer 1 and 2 bedroom units. We offer studio units with private baths.
What is accessibility for someone who is disabled?
 At this time, we do not have any handicap accessible family units. We can provide reasonable ADA accommodation. Turtle Creek, Turtle Woods, Whipple Riverview Place and Pigeon Cove are all ADA compliant with mobility adapted units. 10 units at Turtle Creek, 4 units at Turtle Woods, one unit at Whipple Riverview Place and 4 units at Pigeon Cove. Building is accessible and 4 units are adapted for wheelchairs and visual/hearing impairments.
Are there limitations regarding  family size for family housing? I.e., family of 4 or more in 2 BR?
 Boards of Health have strict square footage rules. No more than a family of 4 in 2 bedroom. --- ---
Is there an unit washer/dryer or on site?
 Varies. We are attempting for coin-ops in all our family housing. Our elder housing has coin-operated washers and dryers. Laundry services are included.
Are pets allowed?
 No. 1 pet is allowed. No.
Can you have sleep over visitors and are there limits? I.e., Grandkids visit for week.
