Job PostingsChief Operating Officer, Harborlight Community PartnersHarborlight Community Partners is currently accecpting applicants for: Chief Operating Officer (COO) SUMMARY OF POSITION The Chief Operating Officer (COO) will partner with and report to the Executive Director. Her/his area of responsibility will include supervising and building systems to support all daily facility operations, working with the Executive Director on strategic planning and administration, and working with the Executive Director to develop new affordable housing projects and other programs. The COO must combine the needed skills, good humor, and core commitment to the mission of providing homes for low income elders, working families, and the disabled. SPECIFIC RESPONSIBILITIES:
- Develop, manage, and monitor a work order and capital planning system to include a software platform. - Work weekly with the foreman for project planning. - Develop, manage, and monitor a system for energy efficiency planning and reporting. - Produce monthly facility reports. - Manage equipment maintenance, replacement, and insurance. - Manage bid processes and, at times, contractor negotiations. - Manage communications and IT systems using subcontractors as needed. This would include compliance with current information security regulations.
- Risk management to include annual insurance procurement process, quality improvement of processes to diminish risk, and use of insurance during incidents. - Project analysis to include financial and practical evaluation on a monthly basis of various lines of activity (maintenance, plowing, construction, management, etc.) - Attendance, as needed, at board meetings. - Develop and test allocation systems. - Supervise, evaluate, and monitor human resource function with Executive Director to include personnel issues, recruitment, hiring, firing, compensation, benefits administration, and regulatory compliance. This will include providing periodic training for staff. - Attend and assist in all HCP activities and events as needed including development activities if necessary. - Assistance with financial analysis including: - Cash flow projections - Budgeting - Contract evaluation
- Work closely with the Executive Director and other department leaders to engage in various activities to cultivate, develop, and execute new affordable housing project development, strategic partnerships, management contracts and other lines of new missional activity. This may include:
QUALIFICATIONS Minimum of Bachelor's degree with an MBA or MS in Management or related field preferred; Accounting or finance education background a plus. Minimum of 7 years experience in general or operations management with demonstrated strong operational track record and organizational development. Nonprofit leadership experience preferred. Strong problem solving, analytical, and system building skills. Superior people and leadership skills with a good attitude, a commitment to mission, a flexible perspective, and a sense of humor. The ability to lead and fit the chemistry of the organization and the team. The ability to work with different kinds of people. Demonstrated experience in budget planning and financial analysis; experience with real estate development/construction and/or property management preferred. Ability to oversee human resources and communications. Demonstrated ability to maintain and create necessary internal processes to support HCP services and mission. Strong written communication and computer skills. Experience with federal, state, and local housing programs a plus (HUD, DHCD, USDA, LIHTC) Knowledge of Massachusetts with a focus on the North Shore is a plus. Bi lingual is a plus. Compensation: $70,000-$75,000 depending on experience and education. Health and Dental Insurance, Vacation/sick/personal time, retirement, life and disability insurance.
